Two key demolition and redevelopment projects are reshaping the face of this historic South Shore community: one at 1101 Victoria Avenue, and the other at the former Dare biscuit factory on Saint-Charles Street. What’s happening at 1101 Victoria Avenue in Saint-Lambert?

This low-profile one-story building, originally constructed in 1956 for industrial use, is being demolished. The city has approved plans for a brand-new five-story mixed-use development, which will include 116 residential rental units and ground-floor commercial space.

The site, which once hosted creative studios and community spaces, will be transformed into a vibrant urban hub. This redevelopment aligns with Saint-Lambert’s vision for revitalizing underused areas while accommodating sustainable residential growth.

2. From Cookies to Condos: Redevelopment of the Former Dare Factory

Just a few blocks away, another landmark is also getting a major makeover.

The former Dare biscuit factory on Saint-Charles Street is being replaced by a large-scale residential project named Oakville, led by Montreal developer PUR Immobilia. This project will introduce 214 new housing units, a mix of stacked townhouses and multiplexes on the old industrial site.

Backed by a $120 million investment, Oakville is designed with eco-conscious architecture, green spaces, and proximity to local transit, including the Saint-Lambert train station. Phase 1 is already on sale, with occupancy expected by summer 2026.

Local concerns such as traffic, infrastructure, and railway proximity have been taken seriously, with the city enforcing a maximum height of three stories and increasing buffer zones near the train tracks.
